When listing your property for sale there are a number of low cost options you can use to help sell your home faster and maximise the sale price.

Price your home realistically

First and foremost, price your property right from the start. It is important to listen to the advice of your real estate agent as they are in the best position to advise you about how much homes similar to yours are selling for in your area and price it accordingly.

If you set your listing price at a value higher than your agent recommends, you run the risk of your property languishing on the market. This will end up costing you in the long run – particularly if you have to discount your initial asking price.

Plus keep in mind, if you plan to sell and trade-up to a new home, any potential price loss will be rendered virtually irrelevant due the fact you’re buying and selling simultaneously within the same market. Whatever you lose on the initial sale is likely to be evened out or improved when buying your next home.

Choosing a real estate agent

Another important component to achieving a quick and successful sale is the real estate agent you appoint. Be sure to choose a licensed agent who is a registered member of the Real Estate Institute of Western Australia. Finally, when selling your home, don’t underestimate the importance of presentation. Before listing, complete those jobs you’ve been putting off and ensure your home is clean, tidy and decluttered for inspection.

You might also consider making some upgrades. This doesn’t mean spending thousands of dollars on costly renovations, it can simply mean applying a fresh coat of paint or improving your garden. These enhancements are inexpensive, but very effective when it comes to helping sell your home.
