Is a pool sink or swim?

With summer in full swing, you’ve no doubt thought to yourself how nice it would be to take a dip in your own backyard pool.

Real estate agents often get asked if the addition of a pool will increase the value of a home. There is no clear answer as it often depends on what the buyer is looking for.

Not everyone values a pool (especially those who have had one in the past) as maintenance costs and effort can be high. This could possibly reduce the number of interested buyers, however, if someone is in love with a property a pool isn’t likely to deter them altogether.

Having said that, a pool can be a highly desired feature which could attract buyers who are willing to pay more for it. This is why, if you are considering installing a pool, it’s important to ensure the pool and surrounding areas are well designed and safety measures have been taken into consideration.

A pool that is superior in its design and construction will be better received, and more likely to add value, than one that’s not. It’s best to approach a pool in the same way you would approach an extension so take time to do your research when looking for suppliers and products.

The WA climate provides plenty of opportunity to spend time outdoors. You can add more appeal to a pool by landscaping the yard or building an outdoor entertaining area nearby. This way, the pool will appear to be a well thought through addition to the home, rather than one that looks like it was installed as an afterthought.

When deciding where the pool will be located, ensure other items or areas of value are not being taken away to make room for it. I would avoid replacing a garage, carport or flat areas of lawn as these all appeal to a wide range of buyers.

The location of your home can also have an impact on whether a pool is a welcome addition. Suburbs that are far away from the coast or popular with families are more obvious areas where a pool would be valued.

The decision to install a pool should not be taken lightly or done in haste. Take your time finding a quality installer, explore what different options you have in regards to where you’ll locate the pool and speak to your local council about what safety regulations they enforce for backyard swimming pools.

It’s important to remember that when it comes to selling a house with a pool, as owners you must clarify with your real estate agent as to whether the safety barriers to the pool comply with statutory requirements.
