Perth Monthly Market Wrap - April 2019

This edition of Herron Todd White report focuses on the best locations in metro Perth and one of the featured location is Subiaco. This inner western suburb of Perth is known for vast variety of restaurants, pubs, cafes and bars, but aside from that Subiaco is also famous for its character filled dwellings.

According to the report, “most of the suburb’s recent development is situated in the north-west corner.” From the 2000 houses and townhouses, and 3000 units and apartments, only 107 properties are for sale on Realestate.com.au.

The median house price of $1.3075 million is down 1.5 per cent from last December 2018 quarter but is steadily rising at 4.6 per cent over the years. The decline of 7.2 per cent from last year has settled the SUbiaco’s median unit price to $500,000, making it down by 3.9 per cent from December 2018 quarter. Based on the report, “the decrease in the median unit price can likely be attributed to the influx of off-theplan apartment purchases around Perth’s central suburbs.”

With this at hand, it is easy to say that you can gain advantage if you are flexible and economically drivem. As per Herron Todd White’s edition, “Making compromises on your ideal home or living situation can allow you to purchase larger lots in suburbs with potential for value increases. It is always a good idea to engage a professional when making decisions on property purchases.”
