Protecting your investment should not always mean renovations. There are many simple ways to keep your rental property in it’s pristine condition and making it look and feel fresh. Having your property in top condition will attract more tenants than a property that looks like it has been lived in for a long time. Who would want to live in house with cracks on the ceilings and dirty counters?

Seasonal Repairs

A lot of property owners conduct maintenance at the end of a lease, at the beginning or at the request of the tenant. This simply isn’t enough to keep your investment in tip-top shape. Owners should perform maintenance at least once every season. Having a yearly or bi-annual maintenance will not work because your property will require different types of maintenance depending on the season.

 

Floor

This is the most missed out part of a property or is always last in a maintenance checklist. While the floor may not require that much maintenance, it’s always best to have a change of carpets once every 4-5 years. Carpets tend to pile up dust and bacteria especially if the carpet is not vacuumed regularly. Not to mention the eyesore caused by a carpet stain in the middle of a beautiful living room.  It is also advised to change your flooring every 15-20 years.

 

Roofs

This is probably the most important part of your property. The roof is what shields us from the elements and they take the most beating out of all the parts of the home. Regular roof inspections help prevent leaks that will cause a multitude of different problems for your property.

 

Paint

Walking into a property with chipped paint always sets a bad impression. It immediately decreases the value of the property and potential tenants may think twice of renting out the property because the paint will also show the condition of the property. Keeping a fresh coat of paint on your walls will give it that bright and lively vibe.
