Tenant Appeal

Getting tenants isn’t as easy as going through tenant applications and approving them. It starts with how you present your property and how appealing it may be to them. As any marketing guru would tell you — ‘selling is about knowing your audience’ and if your property does not appeal to the people who want to rent it out, you may be facing long periods with a property that is not generating any income at all or you could be forced to lower rent prices to present a better deal with prospective tenant.

Let’s look at a couple of things tenants want in a property that would appeal to them.

Location, location, location 

Everyone knows that location plays a key role in any property. Tenants will have to consider the distance of the property to amenities like schools, parks, shops and transportation.

Facilities 

We are living in a modern world. People spend almost of their time at school or at work. The last thing they want when they get home is a faulty switch or an air conditioning unit that does not work especially in the summer. It’s important to present your home with all fixtures and fittings in a clean and working condition.

Property Layout 

The property’s layout affects your tenant appeal as well. We should account for the number of bedrooms, bathrooms and storage options in every property as some tenants may require storage spaces or might need more than 2 bedrooms.

Parking & Security Options 

Tenants these days will always prefer off street parking, and where possible a garage as opposed to an open carport for security purposes.  Having a closed in parking area is a big bonus to tenants.  Although there are certain legislated requirements for security, having an alarm system is often comforting to tenants who like the added security at their home.

Advertised Price

You could have the best property with everything working, and in the best location, but if the advertised rent is outside of what is considered reasonable based upon comparable properties in the area, then this can be a big drawback to making your property appealing to tenants.
